Notes
Early Check-in Policy
Standard Check-in is 4:00pm. Early check-in may be available upon request and is subject to availability. Fee’s apply and must be approved in advance.
Please be mindful of making sure you buy canned drinks. Glass is certainly not allowed in the pool area.
We have a Pelican 8 can cooler for you in the condo for packing up for the pool or beach. Trust me, it’s easier to go refill the cooler instead of lugging a huge cooler. The 8 can works great LOL.
The TV is a SMART TV so bring your PASSWORD’s to your favorite streaming Apps. NO CABLE !!!
Access
Once here you will have a parking pass hanging in the condo for your vehicle. You MUST get this as soon as possible and please hang it from your rear view mirror. You will only be provided with (1) parking pass. The property only allows one vehicle per condo here. Parking is tight and heavily monitored as people try to park here to access the beach and many cars are towed because of it. But that’s good for you as a guest with your parking pass. Means you should always have a spot.
Also for access here, you will be provided (2) keys. These keys will be needed to access pretty much everything here. The keys will be your way in and out of the pool, the gate to the beach and to get back in to the pool area beach access point. There is also bathrooms on the main level by the pool and you will need your key to access that as well.
Transit
transit is pretty easy here. Daytona Beach has both Uber and Lyft. We do suggest trying to have YOUR OWN VEHICLE or rent a vehicle. A few amazing little towns near by worth the day trip to explore if you are able to. We will gladly help you plan a fun trip exploring up and down the Space Coast Beach towns. We LOVE walking everywhere but sometimes with weather or HIGH Tide you may be forced to drive. Please PLAN for this as getting around and parking is a pain during busy season.
Interaction
This condo was once The Texan. The Texan was the primary hotel for MTV Spring Break all the way through the 80’s and early 90’s. The condo – hotel has a lot of history and fun looking up the history and knowing what it must have been like at that time.
Neighbourhood
We think the location is absolutely perfect. We are exactly 3/4 of a mile from the Board Walk. Along your walk to the boardwalk you have Landshark Grille, Crabby’s, The Fountain Tiki Hut, and Ocean Deck!!! That’s all before you even make it to the boardwalk. Once there you have SO many selections as well. We will provide you with a digital guide book once you book. This will help you start planning all the things you want to do.
All of the above is heading north up the beach.
When heading south, not much that way other than a long walk. But, driving to the south you will find all of your grocery stores and little breakfast shops. Also listed in our guide book
Space
The condos here are similar to hotel room layouts with the added feature of a kitchenette. The furnishings are simple and not too big, leaving it feel plenty roomy for your stay. We mainly use the kitchen for making breakfast and coffee for the sunrise on the balcony every morning. We will make simple small lunches here as well. A nice comfy couch and a TV mounted on the wall that is movable so you will always be able to see it comfortably from where ever you choose to hang out. The TV is a SMART TV so bring your PASSWORD’s to your favorite streaming Apps. NO CABLE !!!. We spend our evenings heading out to all the great places to eat and have a few drinks. We will provide a great list of places in or guidebook that we will digitally send to you upon booking. You will love it.
House Manual
SHORT TERM/MID TERM RENTAL CONDITIONS
This Agreement is entered into between Host and Guest for the property outlined in the confirmed booking/reservation.
1. TERM: The term of occupancy shall begin on the arrival date and end on the departure date strictly for the number of nights outlined in the confirmed booking/reservation. The property will be ready for occupancy no earlier than CHECK IN TIME on the arrival date and must be vacated no later than CHECK OUT TIME on the departure date.
2. RENT: The reservation total, applicable fees and security deposit shall be paid in full prior to the check in time on the arrival date. Bookings/reservations not paid in full by the check-in time on the arrival date shall be deemed null and void and all deposits will be forfeited by the Guest.
3. LIMITED OCCUPANCY: Maximum occupancy is limited to the number of individuals listed on the pre-arrival form. If Host concludes that this policy has been breached, Host reserves the right to expel the entire party with no refund.
4. NON-DISTURBANCE CLAUSE: Guest and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors, or use the premises for any unlawful purposes.
5. CARE OF PREMISES/DAMAGES: NO PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Violation of these or any of the House Rules constitute grounds for automatic eviction plus forfeit of deposit and all booking/reservation cost if violated. Guest agrees to pay Host for any damages to the property, grounds, furnishings, household items, pool, or hot tub caused by Guest during its occupancy. This will include payment of any additional cleaning charges incurred due to Guest’s occupancy.
6. HOST’S RIGHTS: Guest agrees that if the conditions and limitations set forth herein are not met, Host shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Guest has vacated the Property. All monies paid by Guest shall be forfeited as liquidated damages.
7. INDEMNITY CLAUSE: Guest hereby agrees to Indemnify and hold Host harmless from all claims, including those of third parties, arising out of or in any way related to Guest’s use of Property or the items of personal property provided therein. Guest assumes all risk of injury or other losses relating to any recreational activities, including use of the private swimming pool and hot tub on the Property and will hold Host harmless with respect thereto.
8. NO SUBLETTING: Guest may not sublet or assign this Agreement for all or any part of the premises under any circumstances.
9. REPAIRS AND MAINTENANCE: The Property is reserved with the Host’s furniture and household furnishings. Host shall not be responsible for providing additional furnishings or equipment not presently available in Property. Guest will report any maintenance issues immediately to the Host. Host will make every effort to repair and/or replace any equipment that is not working properly, but cannot guarantee that all equipment will be in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.
Guest and Host, by agreeing to and/or signing this Rental Agreement, acknowledge that they will comply with the terms of this agreement, and each assumes the responsibility for the obligations set forth herein. Guest acknowledges receipt of the House Rules. Guest acknowledges that they have read, accept, and agree to the terms set forth.

● Please place all trash in the trash chutes at the end of each level hallway.
● Respectful Neighbor and Quiet Hours
○ Please respect our neighbors who live here full time and the other guests and mind the quiet hours of 10pm to 8am.
○ If you have any issues with a neighbor, please report that to the staff, front desk, or us immediately.
● Accidents and Damages
○ We kindly request that you report any accidental breakages or damages before checking out. We are all here to enjoy ourselves and accidents happen. Please notify us so we can address the accident as well as replace so the next guest has it fixed or replaced by time they arrive
○ In the event that damage to the property or its contents is not covered by our insurance or it exceeds our $25.00 incidental threshold, the cost to repair or replace will be billed to the guests.
● Visitors and Guests
○ Please limit the number of guests during the day to a maximum of 2.
○ Only guests listed on the pre-arrival form are permitted to stay overnight.
○ We elected not to have a per guest additional fee. Up to four people are welcome to stay the night at this property.
○ The number of total guests cannot exceed the maximum number of guests allowed on the property.
○ All guests and visitors are the responsibility of the primary booking guest and must comply with all house rules.
● Parking
○ Please park in the designated areas as stated in your check-in instructions message.
○ Please immediately check in and get the provided parking pass in the condo and hang on your rear view mirror. Illegal parking is heavily monitored at this property.
Other Rules to consider:
● Additional Fees / Penalty Fees
● Swimming Pool, Jacuzzi, Spa rules – please read the rules listed within the pool at the property
● Grill rules – no grills on the balconies
● Pet rules – no pets allowed at this condo complex
● Child supervision – children under 12 can NOT be in the pool area without supervision as it is clearly your responsibility for your children’s safety and behavior
● Property access – a provided key will be needed to gain access to pretty much every door
● Compliance (Failure to comply with the house rules may result in a termination of the reservation and all guests may be evicted for not adhering to our house rules.
CHECK OUT PROCEDURES:
A. CHECK-OUT NO LATER THAN 11:00am we chose 11 so you have an additional hour past most other 10am check outs. Please enjoy and respect the additional hour.
B. All furniture should be returned to its original location.
C. Trash: please take trach to the trash chute on your floor
D. Remove and dispose of all food items from refrigerator and pantry/cabinets.
E. Please wash all dishes and put away where in the marked places for the next guest
F. Remove sheets and all dirty towels and place on the floor.
G. Put keys back on the key holder on the wall where it was located when you arrived..
H. A $75.00 charge per key if not returned to the key location hanging on the wall at check in
I. Notify us before leaving if anything was damaged during your stay. Not doing this will result in an inconvenience fee plus the amount of the broken or missing item.
J. You have been charged a cleaning fee, this is to clean up after your stay for the next guest. This fee is based from a normal stay with respectable guests. It is our cleaners job to clean the condo after you check out. If you leave the condo in a disgusting or disrespectful state we will charge an additional $250.00 fee and heavily tip our cleaning team to clean up after your stay. Disrespectful guests will cause cleaning teams to quit. We respectfully add an hour for your morning but this cuts an hour from our cleaning team to get it ready for the next guest. We take very good care of our team, and you will be forced to take care of them also if you elect to leave our condo in disgust.
